Our Policies

Welcome!

We're happy to extend an invitation to you to stay in our home (away from home) in Northern Maine.

All we ask is that you treat it with respect--as if it were your own. Your willingness to observe the below policies will allow us to keep sharing it with people like you.

Check-In
CHECK-IN will be after 4:00 P.M. Eastern Time on the arrival date, with no early occupancy requests.
Check-Out
CHECK-OUT will be by 10:00 A.M. Eastern Time on the departure date, with no late occupancy requests.
Smoking

This is a NON SMOKING Camp.  Smoking should be done outdoors and waste disposed of properly into the designated container.  Any evidence of smoking indoors or of improperly disposing of cigarette butts will be grounds for a $100 cleaning fee due and payable immediately.

Pets
PETS are not permitted inside the Camp under any conditions.
Minimum age
We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult, guardian, or parent.
Reservation and Damage Policy

A Reservation will be deemed held upon receipt of a valid credit card number and accompanying documentation.  Guests are expected to follow the below guidelines during and at the conclusion of their stay:

  1. No damage is done to the Camp or its contents, beyond normal wear and tear.
  2. No charges are incurred due to contraband, pets, collection of rents, telephone, or services rendered during stay.
  3. All debris, trash, discards, and perishable food items are placed in refuse container outside, and soiled dishes are cleaned.
  4. All floors are swept.
  5. All doors and windows closed and locked, and key is dropped in the appropriate box.  
  6. All breakage noted on the checkout form.
  7. No linens are lost or damaged.
  8. No early check-in or late check-out. 
  9.  Failure to comply with any of the above may result in damages being charged to your credit card.
Payment
Full payment of Rent is due fourteen days (14) days prior to your arrival date.  Payment can be made by personal check, money order, cashier’s check, credit card, or Paypal.
Cancellations
A thirty (30) day notice is required for cancellation.  Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty.  Cancellations that are made within thirty (30) days of the arrival date are subject to a $150 cancellation fee.  Early departure does not warrant any refund of rent.
Telephone
The Camp is equipped with a telephone that Guests may use to make unlimited local calls (including 911 emergency assistance).  Calls out side of the local area or information request calls are additional and Guest is expected to use their calling card.  Owner will accept no long distance charges for any reason whatsoever.
Maximum Occupancy
The maximum number of guests in the Camp is limited to five (5) persons.
No Maid Service
NO DAILY MAID SERVICE is provided.  Linens and bath towels are included in the Camp.  We do not permit towels or linens to be taken from the Camp – we suggest you bring beach towels in the summertime.
Lost, Stolen or Abandoned Articles
Owner shall not have any responsibility for lost, stolen or abandoned items.  There will be a $25.00 fee plus shipping for any returned items.
Rate Changes
Rates are subject to change without notice.  Rates will not change for guaranteed reservations.
Indemnity
The Guest agrees to release and indemnify the Owner from and against all liability, should anyone be injured upon the premises during the term of the lease, resulting form any cause whatsoever, except in the case of personal injury caused by the negligent act of the Owner.  The Owner is not responsible for the loss of personal belongings or valuables of the Guest.  By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Storm Policy / Road Conditions
We do not refund due to inclement weather or road conditions.  Northern Maine roads can be slippery in the winter, but are well maintained during the daytime hours.  We highly recommend four wheel drive and/or chains during the snow months. 
Taxes
TAXES as required by the state of Maine include the collection of a seven percent (7.0%) Sales and Use Tax on all fees for goods and services charged to Tenant.  Taxes are subject to change.
Termination
If the Tenant or any member of his party violates any of the terms of this agreement, the Agent may, at the Agent's sole discretion, terminate this lease with no refund of the used portions of the rents unless the property is able to be re-rented, and may enter the premises and remove Tenant, the members of his party and their belongings.
Appliance Malfunctions
APPLIANCE MALFUNCTIONS or service requests for appliances will be responded to as quickly as possible.  There are no rebates or refunds issued to Tenants for any reason as every good faith effort is made to insure the property is maintained to highest standards.
Fires / Grilling
Campfires are allowed in designated fire pit only.  Every effort should be used to contain fire within fire pit.  Fire should be attended at all times and extinguished thoroughly after use.  Grilling is allowed in designated grilling equipment only.
Transferability
This agreement is not transferable or assignable in any way.
